Tenant Information

Sotheby’s International Realty’s involvement with your tenancy once it commences will depend on the basis that we have been instructed by the Landlord.

There are three service options:

  1. Tenant Introduction Only
  2. Tenant Introduction and Rent Collection
  3. Tenant Introduction and Full Management

As part of the Tenant referencing process we may need to share your information with a third party company. In proceeding with a tenancy through UK Sotheby’s International Realty you agree to us doing so and you agree to us sharing the results of your references with the Landlord.

As well as paying rent, as agreed (minimum of monthly in advance), you will also have to pay the following:

  • Before you move in:

    1. Professional referencing charge £8 + vat
    2. Bank Reference Fee
      Refer to your bank as charges may vary
    3. Deposit
      Equivalent to six weeks rent (unless otherwise agreed).
      For rent collect and managed AST tenancies this will be protected in the Tenancy Deposit Scheme. Further information relating to this scheme may be found at www.tds.gb.com
    4. Pet Deposit
      Equivalent to two weeks rent (unless otherwise agreed) to cover the added risk of property damage. This will be protected with your security deposit in the Tenancy Deposit Scheme. Damage caused by pets will not be considered as fair wear and tear.
    5. Stamp Duty Land Tax
      Due on tenancies that amount to over £125,000. Further information can be found at www.hmrc.gov.uk
  • At the end of your tenancy:

    1. Check out Fee
      Inventory Company charge dependant on size and content of property.
      The cost of the Check Out will be passed directly to the Tenant from the Inventory Company used, UK Sotheby’s International Realty do not make any additional charges for this. The Landlord will pay for the Inventory and Check In.
  • Other fees and charges:

    1. Unpaid Rent / Returned Payments
      Interest at 6% above Bank of England Base Rate from date due
    2. Professional Cleaning
      As per the charge of the cleaning company.
      The charge will be deducted from the Security Deposit if this has not been carried out at the end of the tenancy. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy. Sotheby’s International Realty do not make any additional charges for this.

      UK Sotheby’s International Realty is a member of the ARLA Client Money Protection Scheme and our redress scheme for consumers is The Property Ombudsman.
