How the Chinese are looking at UK property post-lockdown | Catharine Che

Regarding the effects of the Covid-19 Lockdown on incoming post-secondary student activity from China to the UK, existing students are making-do with online classes but have expressed missing out on the quality and efficiency of classroom teaching, in particular face to face communication with teachers and classmates. We are receiving questions about whether Chinese families will continue to send their children to the UK for education – and the answer is YES. However, it is too soon to tell the quantity.

In the short term, Coronavirus may have dampened our will to travel worldwide, and we do expect a certain reluctance to take long-haul flights. The English may fear going to the country of origin, and the Chinese may fear coming to the European hotspot where we are still in the throes of battling the virus. In the long term, there are other socio-economic and political factors at play. However, we are seeing a particularly swelling level of enquiries from Hong Kong looking at the UK as a potential “safe-haven” with the political uncertainties and the welcoming gesture made by Boris Johnson on the promises of citizenship.

For those students and families looking to emigrate out of China, achieving an education in the UK is still a desirable and valuable option. However; if we are considering Hong Kong’s situation with respect to political changes enforced by China, we may see a new wave of immigration via education.

From the Chinese perspective, UK has performed incredibly well to offer support during the lockdown and their prevention methods were also successful in flattening the curve. So will we see more Chinese students arriving to the UK post-Coronavirus any time soon? It might be a while.

Our China Desk has made a significant sale of £12 million over the lockdown period, and have continued to make strides with closing property investment deals where virtual viewings were sufficient to satisfy investor needs. While we know the bigger investors have been relatively minimally impacted, the investors with a more modest budget will wait to hedge their bets till the time they can fly over to view in person. We continue to provide a wealth of information, promoting our virtual viewings and virtual reality options to Chinese enquiries coming in from China, Hong Kong, Taiwan, Singapore, Malaysia, and Vancouver; thus they gain a UK Sotheby’s International Realty education in UK real estate for both clients and buyers without the classroom setting.

6 Tips for using Washable Face Coverings

8 hours is the limit, and replace if it becomes damp
Put away used masks until washing
Wash reusable masks after each use
If mask becomes damaged remove it and replace with a new one
Wash for at least 30 seconds by hand or in a machine. It is safe to wash with other items
Masks are only effective in combination with frequent hand washing

Using face coverings | 6 Tips

1. Wash your hands thoroughly before putting on your mask
2. Ensure it covers your nose and mouth completely and watch for gaps
3. Avoid touching your ask once it’s on, and wash your hands first before readjusting your mask
4. Replace as soon as it’s damp and do not reuse single-use masks
5. Remove the mask from behind and dispose immediately in a covered bin
6. Wash your hands with soap and water, or an alcohol-based rub

The Next part of our global series takes us to Los Angeles, California where we spoke with Anton Smirnov from www.agentinla.com Anton and his business partner Jeremy have some sensational listings in one of the most fun markets in the world! Having watched the likes of Million Dollar Listing and Selling Sunset in Los Angeles its clear to see it’s a very exciting market place. I was fortunate to meet Anton last year and for him to show me around some incredible homes in Beverley Hills really showcasing the celebrity and luxury lifestyle that L.A. has to offer.


1. Which City/ area are you from?

2. What are the best things to do/ see where you live?

This is Hollywood baby! We have some of the best beaches in the world and you are never too far from the Beverly Hills celebrity life. Los Angeles has some incredible hiking trails that have extraordinary scenic views. You don’t have to go outside of the city to experience this which is quite amazing.

3. Tell us a little about your market?

We get tremendous amounts of tourists flocking in every year. Many of these tourists acquire homes in Los Angeles as this city is a destination that somehow pulls you back time after time.

We had an unbelievable start to 2020 with buyers scooping up everything that was available; however, due to the coronavirus, the momentum that the LA market had took a hit. I am sure the whole world is experiencing this. Prices in LA aren’t necessarily trending downwards but sellers are nervous to sell as they do not want anyone in their home, and buyers are nervous to buy as they’re more focused on their health right now rather than the home purchase. Deals are still getting done but at fraction of the speed that we’re used to out here.

Los Angeles is known to recover from downswings faster than any other city in the world and we’re all looking forward to that recovery!

4. What is your favourite listings currently on your books and why?

 

We have an incredible modern architectural home coming this summer in the exclusive Upper Riviera of the Pacific Palisades in Los Angeles. Almost complete, this Woods + Dangaren designed home has over 10,000 sqft of living space with panoramic ocean and city views. It is located in one of the most sought after areas of Los Angeles. We are excited to see the project come together so beautifully and can’t wait to share it. Here are a couple of renderings. Listing Price – $24M.

We also have a very rare offering of a Penthouse condo in Beverly Hills in The Barcelona which is a very unique building. I represented my client on the purchase about three years ago and she now has decided to move back East. The building is exquisite and the 4 bed 5 bath top floor condo unit is like no other. Floor to ceiling windows bring in a ton of natural light and with windows facing East and South you always have the sun shining through. The rooftop patio has 180 degree views of Los Angeles. You can easily see the Hollywood sign from up there. Currently available off market due to the pandemic. Listing Price – $3.4M

5. How has the Covid-19 Pandemic affected your location?

We’re all on a complete lockdown which now has been extended til mid May. At this stage we cannot be outside without masks and gloves. It is really incredible to see the streets of LA literally empty and the highways with no traffic. This never happens. Everyone is taking the pandemic very seriously.

Best part is that my parents flew in to LA from Ukraine on March 11th for my daughter’s 1st birthday and now they cannot get back home! Ukraine has closed their borders, and all flights have been cancelled so they’re literally stuck here! The free babysitting help is always nice.

6. What are your best tips for living/ working from home?

I have two.
Have a routine and stick to it. Just like you would if the situation was normal. Implement new ideas and strategies to keep yourself busy and motivated because it’s not always easy working from home. I have a one year old running in circles around me while I am trying to put deals together right now so I personally really try to maximize my time when I have it.

Sometimes try to put work aside and actually enjoy this moment of being at home with your family. This is a once in a lifetime opportunity to really build and prosper your relationship with your close ones.

7. Your best real estate story?

I don’t have a particular story but what I can say is that real estate has introduced me to some incredible people who have become close friends and all this wouldn’t be possible if it weren’t for this industry. The connections we have worldwide and locally because of our job is remarkable.

8. Where is on your travel bucket list?

Right now I’ve put my travel bucket list aside. I am currently trying to get my family to Kiev, Ukraine. My grandfather is getting older and I want him to meet his great-granddaughter. I haven’t been back myself in two years now which is a rarity as I try to go home every year. When the travel ban is lifted, not only will my parents be able to go home but we’ll also finally be able to book our flights.
If I had to pick a bucket list destination I would choose a safari experience in Africa. I’ve had some friends go and they all rave about it.

 

9. And finally…….. when are you coming to visit us in London!

Oh yeah, also a place on my travel bucket list of course…! As soon as the pandemic is behind us and I get a formal invite from you, Guy, I will be there.

Country Office Update – Spring 2019

As the Eater Holidays drew near, our Cobham branch has continued its current trend of an increase in viewings and offers. The sale of Laynston House, Oxshott, and accepted offers on property in Cobham, in Albury and in Esher alongside expressed interest and offers elsewhere has proved that whilst some continue to wait for the outcome of Brexit, others are cracking on and getting in early on the action before our predicted local price rises. Further afield, we have had an increase in activity in counties such as Kent, Hampshire and as far afield as west Scotland where we have our staggeringly good value 5 bedroom holiday home in the glorious countryside, yet only 10 minutes from the beaches and world famous golf courses.  

We have had some amazing property press in publications for our clients such as Country Life, showing our 17th century country cottage, The Telegraph with our beautiful house in the Surrey Hills, Money Week promoting our stunning house in East Sussex, The Times for our barn conversion adjacent to Amberley Castle and many others. At Sotheby’s International we are renowned for selling the best properties in the market place. What we are less known for, is that we act in all price ranges with a recent sale at £480,000. Our average price is actually just over £1,800,000 but what we do sell, is the best of its class.   

6 weeks ago, we had the Sotheby’s Auction Houses very own Jewellery and Watch departments here in our Realty offices. The day was packed from end to end with interest from the public looking to have accurate appraisals with people coming from miles around. Hopefully we will see many of them in the London auction house in time but for now, for many, it was a great opportunity to have their valued possessions authenticated and reviewed. Due to the high demand we will without doubt, be holding more of these events in due course.
